Investment Criteria: Primary Strategy

The Company’s primary strategy will be to identify and acquire Projects which provide a value added opportunity for the Company. The Company currently intends to seek Projects that have one or more of the following characteristics:

  • Current and projected cash flow in an amount equal to at least a 10% return on the Company’s investment in the Project
  • The Project’s location is in an established area
  • The Project’s affiliation or anticipated affiliation is with a strong hotel brand with a national and/or international reservations system
  • A favorable location, such as in a high growth area or an area with relatively few competing properties
  • Purchase price that is less than the current cost of replacement based on comparable hotel projects

The Company will evaluate acquisitions on a case-by-case basis and may acquire Projects that do not meet one or more of these criteria.

Company Objectives

The principal objectives of the Company will be to:

  • Preserve the capital investment
  • Realize income through the operation and sale of the Projects
  • Make monthly distributions from cash generated by operations which will be passive income and may be partially sheltered as a result of depreciation and amortization expenses.
